Big question for a home seller is what can I do to make sure my house sells for the most amount of  money and gives me a return on my investment of time and money?

What will I get the most bang for my buck when selling my house?

As you can see from the infographic, front door replacement, garage doors and minor kitchen remodels yield an excellent return.

On an older home, it is amazing what a new garage door will do to the appeal of a house for sale.  And front doors are just another way to add value and appeal to a home making it more inviting.

Granite kitchen counters were quite the rage for several years but I’m finding that some buyers prefer other alternatives, such as corian, stainless steel, concrete and quartz.  Back splashes can really add a pizazz to a kitchen with all the interesting colors and designs available.  Home Buyers are looking for copious amounts of counter space.

However, I disagree with the National Association of REALTORs (NAR) on the deck addition. specifically the word, “wood.”  Those of us who have been in the business, know a deck of wood is like the house of cards, always has dry-rot.  Even when the homeowner maintains the wooden deck with sealant each year, you would be amazed how many either don’t or can’t reach the underside of the wooden deck.

Now, I would agree if NAR had used the word, “Trex, Kleer, Synthetic” instead of “wood.” My opinion is based on years of experience with home sellers who find themselves in the position of having to replace or tear down wooden decking as well as educated home buyers who don’t want the maintenance of wood.

A Home Seller, needs to choose wisely before making any changes to their home.  It is prudent to contact your REALTOR® to find out what upgrades or changes would warrant the money spent and what the current trends homebuyers are looking for in order to make your home more appealing in today’s real estate market.
