Townhome Auction Left Buyers Scratching Their Heads

Last month developer John Leonard, who designed and built Rivers Side at Washington Square in West Sacramento decided to invite an auction company to sell 22 of the original 25 townhomes that he couldnt sell, himself.

200 eager townhome buyers reveled in the auctioning off of these townhomes valued at $409,500 to $467,500 that had opening bids of $259,000 to $279,000.. They were looking for the buy of the century.

As I have stated before, auction companies bank on the fact that the low bids will entice the home buyer to come and get caught up in the frenzy of an auction and bid much higher.

In this case, the so-called winning bid for a $419,500 townhome supposedly sold for $307,500 and another with 1628 square feet valued at $467,500 supposedly sold for $355,000. Riverside Townhomes Off I street Bridge.jpg

The home buyers were delighted to pay the 5% commission to the auction company that John Leonard brought in to sell his townhouses. Everyone went away thrilled that they had paid bottom dollar for new townhomes just off the I Street Bridge from Downtown Sacramento in West Sacramento.

Each of the winning real estate bidders signed an agreement that the Developer and the Bank had 10 days to accept or reject their winning real estate bids.

It seems that the Bank doesnt agree with the winning real estate offers. So, these townhouses are not sold after all. There are some Townhome buyers who are left scratching their heads, now. It seems that the price that the Buyers were willing to pay is about $80,000 short of what is owed on the properties. Back to the drawing board

The auction company was hoping for the frenzy to bring higher bids but alas, these townhome buyers were not going to pay anymore than what they thought was reasonable. The Bank and the Developer now have 22 townhomes they still own.

I Street Bridge ViewThis area in West Sacramento is a up and coming area in my opinion, with redevelopment and building in the process of revitalizing what once was a less than desirable area.

It seems that the Teachers Union, STRS has paid CASH for the current building in the process of construction right on the Sacramento River across from Old Sac on the West Sacramento side (see new construction on the right side of the photo above). There is money being spent and plans being made this is when the rich get richer so take notice and get in while the getting is good! Just a tip to the wise!

Home Sales for Yolo County in August 2007

The key factor here is the amount of Homes that were For sale in August 2007 (916 Homes) and the Homes Sold (98 Homes Sold).

In my opinion if you dont have to sell than you should not be on the market. There are way too many homes for sale at this time. With added homes on the market it will only drive the price down further. The old supply demand theory.

Davis California Neighborhoods and Homes

Street in DavisThe City of Davis in California has made no secret that they have a moratorium on growth. There is a reason why Richards Blvd. is only 2 lanes that is their way of keeping strangers out. The laws are very explicit no smoking in their City. There was even a case that went to court over someone snoring to loudly.
 
 
Davis knows what it want and they don’t care who knows it. Don’t like it, don’t move into Davis. It’s just that simple. There is a little bit of everything in Davis from the wide tree-lined streets with nostalgic homes to the apartment dwellers attending the University.
 
 
Village Homes is an area of environmentally friendly homes that has been going strong since 1975 this is the solar and “Green” area for Davis. You won’t find sidewalks boarding the streets instead you’ll find narrow streets which cuts down on the pavement heat. The houses face inward to a sidewalk/biking trail of common area. This type of style is conducive to knowing your neighbors and having a friendly, safe area for the children.

Welcome to Davis, California in Yolo County. If you are planning on moving or relocating to California, this is a great place to learn a little something about each of the areas and neighborhood Real Estate prior to deciding where you would like to live.
 
Davis, a campus town, is best known for one of the highest ranking Universities in Central California, the prestigious University of California at Davis. Davis is located west of Sacramento on Interstate 80 which is a straight shot from Sacramento and approximately 15 miles away from Downtown Sacramento.
 
Davis University is known for agriculture and their medial division which ranks highly.  The Mondavi Center for the Performing Arts is one of the finest in the area.  Want to read the Davis Community Network and find out what is happening?
 
The City of Davis calls itself, “The Bicycle Capital of the World.”  Crisscrossed with bike trails, Davis bikersgreenbelts, a Downtown corner with a statue of 2 joggers, sidewalk cafes, bakeries, bookstores, theaters and art galleries gives the ambiance of the outdoor life and high energy of its residents. 
 
The school rankings are among the highest in the state and many students go on to further their education right there in Davis, at the University.  Unlike Berkeley that is a more urban campus, Davis has a country atmosphere.
 
The streets in Davis are quaint with older homes, large lots and older trees.  Many of the homes were built in the 50’s and 60’s and Davis has kept building in the area to a minimum. However Mace Ranch on the east side houses approximately 5,800 newer homes and Wild Horse is a master-planned community with a golf course Quite a few 2 story and four plus bedroom homes along with parks and other amenities can be found at Wild Horse. Lake Alhambra offers custom homes around a man-made lake which are quite lovely, as well.
 
The community for Davis attends Davis Joint Unified School District.

  • Sophia’s Tai Food on E Street – Pamela Porter, a local Davis resident says “it’s amazing, affordable and has outdoor seating.”
  • Peet’s Coffee – just opened in May on E Street and “everyone” goes there
  • Mishka’s – 2nd Street has more than just coffee and loads of electric outlets to catch up on your email while enjoying some baked goods, salad, sandwiches and of course, coffee
  • Austrian Bakery on 5th Konditorei-don’t miss it, the building is BIG and yellow–Best Pastries and they have my favorite GELATO
  • Colette, for French food on 2nd Street

Don’t forget to add these to your list of MUST Sees and Do’s for Davis, CA

Also be sure to check out the Arboretum Paths which is part of the University of Davis with a long creek and relaxing walk while viewing the ducks and geese, the redwoods, oak trees, Austrian shrubs and the cacti…there is a lot to experience and appreciate in this living museum. Many of the Davis city events are held here.

The City of Davis has what they call “Celebrate Davis!” This event is put on each May at the Community Park on 14th and F Street by the Davis Chamber of Commerce. It’s a great way for getting to know your neighbors, businesses and some down home fun.

One of my Favorite Hidden Neighborhoods in DAVIS, CA

Howard Way and College Park HomesI must say that one of my favorite areas in Davis is located at College Park and Howard Way. This is a neighorbood that was considered to be out in the boonies when the University of Davis first opened its’ doors. A Professor by the name of Howard decided to have homes built for the other professors at the University of Davis in this area. Professor Howard named the street College Park and in honor of Professor Howard, Davis named the cross street after the Professor.

There are only a handful of homes on this street and each one is a house of character with a history.

New To California ~ Relocating

It is awesome when thinking about where you want to live, just in the Sacramento area. Sacramento is very large and has many great Cities to choose from.

 

I have provided a map for you to become familiar with the four Counties, Sacramento County, El Dorado County, Placer County and Yolo County. This will be the first step in helping you locate where you, the home buyer would like to live.

 

 
I hope this proves helpful to you especially when trying to determine the best fit for your needs. The following links below will give you a start towards finding out more about Sacramento, CA (known as the City of Trees). Be sure to visit the Chamber of Commerce sites below for details on each of the Counties to determine which one would best fit your individual needs.

 

 

This is the official CA website where if you are relocating from another State you may want to visit and find information about DMV all the way to the great back roads where you can discover what CA has to offer.

 

And for information about the City of Sacramento, visit the City of Sacramento’s Official website.

 

Now, you may need a map to find your way around our Great City, Sacramento. The streets Downtown are fairly simple, just the letters of the alphabet and numbers.

 

Now, that you are in Sacramento, you should go on over to “Old Sac.”  It will take you back to the “old west days.” Take a ride in a horse-driven carriage, eat at one of the many saloons, visit the train museum or the first little school house and shop til you drop. Take a photo by the Delta Queen paddle boat, or just relax and take in the Delta. Speaking of the Delta, this where 2 whales in May 2007 decided to roam 80 miles up from San Francisco to take a spin. “Old Sac” is where John Sutter back in 1839 settled. Most people don’t know that there is another street level below the wooden planks through the cobblestone town of “Old Sac.”  Back in the flood days what was a second floor is now the ground floor in Old Sac as well as the prior Governor’s mansion.

 

While you are in “Old Sac” be sure to take a ride on the Delta King, you’ll love it. There is so much to do in “Old Sac.” The kids will enjoy the California State Railroad Museum right there in Old Sac.

And take a fun trip on the River Rotter, don’t miss it out on this one!

Just a short walk through the tunnel that runs under the freeway from “Old Sac,” you can start your museum tour. Sacramento offers museums, theaters and CA Missions right in Downtown Sacramento.

 

Now, when you return to your hotel room to relax after discovering Sacramento for the day. You might want to pick up a newspaper, the Sac Bee and catch up on the news.

 

You would probably like to know where a good place to have a round of golf in Sacramento is. Check out all the fees and times. While you are are teeing off, maybe the kids would like to go to the movies. Here is a listing of all the movie theaters in Sacramento.  The kids will love the Runaway Stage on 24th Street, Downtown.

 

If Broadway shows and theater are what you are looking for this evening then check out the Broadway series and Music Circus. An evening at the Sacramento Opera is right close by on L Street in the Sacramento Community Center Theater. Or perhaps, you are in the mood for some laughter at the Punchline on Arden Way.

 

The Sacramento Zoo is always a favorite and located in William Land park in the Land Park area very close to Curtis Park.
