The Home Buyer Offer that Went No Where

Stupid PricesReal Estate is serious business. Making sure that you have a Realtor who knows the real estate market and how to price homes is essential when buying and selling a house or condo.

Recently, my home buyers wrote an offer on a house for sale in the Sacramento area.

This sale was a “regular sale,” meaning it was not a Short sale nor a Foreclosure, bank owned REO. Just a normal sale as listed in the MLS.

When taking a look at the tax records for this house, it appeared that the listing price was a little under what the seller owed on the house when all of escrow fees would be paid.

However, it is not uncommon to see sellers go to the table (table-meaning go to Title and sign) with the remaining cash owed to the bank in order to save their credit.

It was difficult to talk to the listing agent who did not return phone calls so the home buyer’s offer was sent. In the contract there is a page where the home buyer addresses when they want the seller to answer their offer. By contract, it is important for the seller to respond to the home buyer’s offer in a timely manner.

Otherwise, there is no point in having a contract…you need to abide by the contract and follow it. Time is of the essence.

Unfortunately, this did not occur. The timeline was ignored. Remember, this is not a bank that the home buyer’s offer was being sent to, it was a seller through their agent on a regular home sale.

After many phone calls it became obvious there was a problem. Not only did the agent not return phone calls but when agent did communicate, I was told that the offer had been sent via email and the seller didn’t understand the offer.

No kidding! It is important that the listing agent provide the seller with a net sheet showing all of the fees and the bottom line of what the seller will net in the sale of the house and this should be done in person.

At this point you are probably wondering if the seller was living out of town, no the seller was within a short 10 minute drive.

When I was told that the seller was not very motivated, I asked the “big” question. “Is your seller upside down on this sale?” The answer that I got was shocking. “I don’t know,” said the agent.

It is so important that when you hire someone to sell your house or condo that you make sure that the agent knows how much you owe and any prepayment penalties that might occur once you pay off the loan. If the sale of your house is close to what you owe, are you willing to pay the difference in order to keep your credit standing? If not, then you need to discuss the possibility of a short sale with your agent.

Don’t just put up stupid prices and then change them. Remember, the house has to appraise.

The end of this story is that while all of this was going on, my home buyers found another house and they were accepted before the previous offer ever even responded. It all turned out for the best with a better house for my home buyers.

When we finally did get a response in the form of an email, it was not to accept our offer. When looking at the MLS I noticed that the listing agent increased the price of the house by $5,000.00 from our original offer. Now, why they did not counter…is beyond me. 

No counter, no nothing. Certainly, left us scratching our heads. This will be a house that I will follow to see what actually happens in the end. I have a strong feeling that this is house will end up a Short Sale without the seller or the listing agent realizing it.

It is so important to price your house for sale correctly and for the listing agent to return phone calls especially when you have home buyers who are willing and able to buy your house. 

When deciding who should list your house, I recommend that as a seller make sure that your agent provides you with a net sheet before listing your house. You need to know if you are upside down on what is owed on your house and be given the opportunity of knowing what the real estate market indicates that your house will sell for before you list your house for sale.

To sum up, here are some key elements to keep in mind when you list your house for sale:

Most importantly, hire someone that knows what they are doing. Your house is more than likely the largest asset that you have and you deserve to have good representation.

What Is The Best Price?Ever wondered why your house isn’t selling?

Think your house should be more money than your neighbors?

In today’s Real Estate market, it is key to have your house priced correctly from the start.

Don’t make the mistake of over pricing your home. That’s what we call in the real estate business, “chasing the market.”

Running after the market is disastrous, you never catch-up and are always behind. Which means you are overpriced.

When thinking about pricing your house, think about an intersection where there are four gas stations, one each corner. Which one do you think you will pull into? Yep, the one with the lowest price.

The home buyers are thinking the same way. Home buyers are looking for houses in move-in condition that are priced correctly. Their professional full time realtor is quick to tell the home buyer if a house is overpriced for a neighborhood.

Be sure to listen to your Realtor when they counsel you on an appropriate price for your home. They have the experience and the know-how to back-up the asking price for your house.

An overpriced listing is not shown or may be shown in order to make a point to a home buyer that the house down the street is priced correctly. Guess who sells?

Yes, it’s a home buyers real estate market and your price needs to reflect that. Most home sellers are also paying the closing costs now. It is much harder for a home buyer to qualify for a mortgage loan and interest rates are going up so if you need to sell, it’s important to be priced correctly and be willing to help the home buyer with closing costs.

If you should receive an offer from a home buyer who is obtaining a VA loan, remember that the VA appraiser will be looking for health and safety issues which the seller must repair or replace. There must be a section 1 clearance for Pest and the underwriter can call for the seller to pay for section 2, as well.

Home Staging to Real Estate is like frosting on the cake. You dont have to have it, but the cake is OHHHH so much better with it. And the cake sells for more money and quicker too. Funny analogy sure, but actually pretty accurate.

Home staging has gone from a home based business, hobby for some, part time for others, to a legitimate industry. While it has done so, the savvy professional home stager who has a viable business has tools in their arsenal that will make the difference in that sale.

What do I mean? Well, first review the portfolio of the stager you are considering. Does their furniture and accessory package look the same in more than one of their home examples? Do they do the same style without regard for the architecture and style of your home? The professional home stager is fluent in home styles, architecture, decorating styles and demographics for your home before they choose a staging plan for your home.

The professional home stager would not send a bid without having seen your home, just like a Realtor should not give you a price without seeing the nuances of your home and how it compares to the comparable sales. When the professional home stager has done their work with the style, architecture and personality of your home in mind, then the buyer that is drawn to see more. They are not disappointed when they come inside as the interior is what they expect and FITS your home and its architecture.

There are subtle decisions made in the blink of an eye when things are congruent, those decisions are favorable to your sale, when they are off the staging could be nice, but it doesnt quite feel right to the buyer and they dont know why. Often they just dont buy it.

You wouldnt use a hobby dentist, a hobby Realtor as you want their professionalism, experience and marketing knowledge. It costs you no more to have those qualities in a professional home stager. In fact, youve probably seen those homes for sale that have not sold and were staged a second time and then sold? Well, the professional home stager that has studied and applied the tools of their profession knows what to do to make that difference. The home could have a great cake mix of structure but, Professional Home Staging is the icing on the cake for a SALE.

Dress Your Home to Sell-Inside Home Seller Tips

In todays real estate market it is important for your home or condo to shine.

It doesnt matter if your house or condo is for sale in Sacramento, Elk Grove, Fair Oaks, Carmichael, Folsom, Wilton, Rancho Cordova, Rancho Murieta, Orangevale, Natomas, Greenhaven, Roseville, Rocklin, Lincoln, Granite Bay, Auburn, El Dorado Hills in CA or anywhere else for that matter.

The first step is to declutter your home. It is not unusual to have accumulated knick knacks over the years or have family photos lining the walls.

Those are things that individualize our houses and make it home. But when you are trying to sell your house, those things need to be packed away. This is a time to think positive that you are selling and moving. So, with that mind start packing away all those priceless breakable items. Make sure that the walls are clean and fresh with no personal items.

While packing, its important to sift through items that have been taking up room in your closets, drawers and cabinets. Only keep your this seasons clothing and pack away or give away the rest. Remember, that it is important to have your closet not look cluttered and small. Home buyers will get an impression that there is not enough room if everything is jammed in.

Get different colored bags

In order to keep yourself in a productive mood, put those donation bags into your car and drop off bags. This will give you a sense of accomplishment and spur you on to get even more accomplished.

Box items that are decorations, dishes used for entertaining, seasonal clothing, knick knacks, family photos, book collection etc. Anything that you personally will NOT need to use while selling your home should be packed away. Mark your boxes clearly for your move to your new home.

Its important to always keep in mind that the home buyer see your house, not your things.

If a piece of furniture is blocking a window, doorway or closet remove the furniture. Many times rooms are over crowded with furniture. Less is more. Set aside a place in the garage or better yet rent a pod or storage facility to store boxes and furniture.

Yes, I know it is a pain. I am the first to agree with you but if you want to sell and sell for the most amount of money in the least amount of time, this process is essential. Otherwise, the process will drag on longer and longer until you get with the program. Home buyers tend to offer less to Sellers whose homes are cluttered or look outdated.

Paint and replacing hardware are two of the cheapest ways to refresh your home and give it a more up-to-date look along with replacing out-dated fixtures.

Obviously, make sure that you have hired a full time professional Realtor to get your house sold. Google the Realtor and see if they have a good Internet presence. The better Internet presence the more your house will be seen on the Internet. Which means, if priced correctly and if your home shines, then an offer will not be far behind.

Staging your house for sale is a sure fire winner for success. If you are interested in hiring a professional stager, Id be more than happy to refer you to one. If its merely a matter of helping to use the items that you currently have, no problem. There are different venues to Staging a house for sale.

Together with your Realtor, walk the around the house, go room to room and see if there is anything more that needs to be done. Look with home buyer eyes and youll see a lot better.Home Buyer Eyes

In todays real estate market, its a MUST to prepare your home for sale and Dress it for Success in selling.

Spring is here, the daffodils are in bloom and home buyers are out looking for the best house for sale.

Doesnt matter if your home is for sale in

Sacramento, Elk Grove, Fair Oaks, Carmichael, Folsom, Wilton, Rancho Cordova, Rancho Murieta, Orangevale, Natomas, Greenhaven, Roseville, Rocklin, Lincoln, Granite Bay, Auburn, El Dorado Hills in CA or anywhere else for that matter.

So lets get started with some Spring selling tips on Dressing your Home for Success.

The outside of your home needs to scream out, look at me! This means, as a homeowner and future home seller you need to look at the outside of your house with a critical eye. The home buyers do.

Drive up to your house like a home buyer, look at your house from the sides and the front. Need to get that grass greener? Does the roof need repairing? Hows the paint on the exterior of your home? Do you see paint flaking? The home buyer will.

Power washing is a must just like cleaning carpets is a must when you are dressing your house for success to sell.

Remember, that what looks old, messy and screaming of repair tells the home buyer that you have not maintained your house. Why would the home buyer want to see the inside if the outside looks in disrepair?

Home buyers are looking for well maintained homes and condos. They are not looking to spend money on repairs.

The outside of your house tells the story of what the home looks like inside.

In order to sell, your house it must shine, be priced correctly for the neighborhood and dressed for success from the outside to the inside.

What Every Home Seller Should Know

Is your house for sale? Or are you thinking of selling your house?

Have you looked at the photos that your Realtor took of your home for sale on the Internet?

Do you think good photos help sell your home?

Did your Realtor take multiple pictures of your house to put on the MLS?

Do you think home buyers want to see more photos of your home for sale?

Have you checked what is written about your house on the MLS?

Do you think a good picture of a house and photos of several rooms with good lighting is important to home buyers?

Lets tackle these questions for the home seller. Yes, I am qualified to answer since I am an experienced Realtor with Remax Gold working with home Sellers and home buyers in the Sacramento, CA neighborhoods. In fact, I have my real estate broker’s license.

I will also share with you what home buyers say and email to me about homes for sale that they see on the Internet.

Here is what every home seller should know:

Does a photo help sell a house? Yes, as a matter of fact, good photos certainly do help sell a house. Price is uppermost in the mind of home buyers. But, it is the photos in the MLS that catches the home buyers attention.

It is important for Sellers to look on the MLS and check out the pictures of their own home for sale. If the photos dont look good, then ask your Realtor to re-take and resubmit the pictures.

Is it important to have more than just 1 or 2 photos? Yes, the more the better. Home buyers want to see what your house looks like and the rooms in the house. (Obviously, you want to make sure that you have staged your house prior to taking any photos. Here is a video of professionally staged rooms .Yes, staged homes do sell over vacant houses and cluttered houses.)

Home buyers select the homes for sale that they would like to see. So, if there are multiple pictures that catch their eye, then those are the houses they ask their Realtor to show them. If you only have one picture of your house for sale, it is very likely that the home buyer will move on and not ask to see your home.

Home buyers call me every week and this is what I typically hear:

We are a visual people for the most part so you and your Realtor need to work together to show your house in the best light with great photos and multiple photos.

As a Home Seller, have you seen what is says about your house in the MLS? One of the things I do with each Home Seller, is to show them a copy of the Agent portion of the MLS and give them a copy of the Home Buyer portion. I also ask the seller to initial the agent portion of the MLS sheet.

Sometimes, I see misspellings and erroneous information on the MLS. Remember, that the Home buyers see those same mistakes. The more eyes that double check, the better. It is important the MLS shows your house in the best possible way.

Ask to see copies of the Agent portion and the home buyer portion of the MLS and go over it with your Realtor. As a home seller, you should know how your house is being advertised and what is written on the Internet.

Multiple photos and vibrant correct descriptions on the MLS is just one of many Home Seller tips.

Fair Oaks California Sellers

SmileyJustForYOuJust a quick Thank YOU to all of the home Sellers whose houses I showed this past weekend in Fair Oaks, CA to my home buyer.

Your homes were of show quality, they sparkled and shined.

Anyone living in and around the Sacramento area can certainly understand why I am taking this opportunity to thank the home Sellers.

After the horrendous storm that we all experienced with those leading winds in excess of 60 miles an hour and the damage from fallen trees, branches, electricity outages etc. can you imagine if you had your house for sale?

Real Estate was not looking so good…but these Fair Oaks Home Sellers got right in and made their piece of real estate “shine!”

Its hard enough dealing with all the damage that was caused from the storm but these folks in Fair Oaks went well beyond and had their homes and property in tip-top shape for us.

Great job Fair Oaks, CA Home Sellers!

What Are The Great Neighborhoods?

The Best NeighborhoodsWhere are the Great Neighborhoods in and around Sacramento?

First you need to ask yourself what makes a great neighborhood?

The Sacramento Magazine recently published why 10 neighborhoods stood out. Just so you know there are more than 10, in my humble opinion. But, here was the Sacramento Magazine picks and some of the reasons why:

  1. Loomis, was chosen for its rural, slow paced and is actually in Placer County, not Sacramento County. It has a population of 6, 300. This is one of those places where Everybody knows your name. They have a real sense of community and support local businesses. There are gated communities and ranches with home prices from $329,000 to $3 million plus. If you would like to view some of the properties in Loomis, simply Click Here.
  2. Winn Park, in Midtown is an urban neighborhood where traveling on foot is the norm. The City of Trees displays the elegant canopy where bungalows, Victorians, craftsman, four-plexes and apartment buildings all reside with the many local storefronts. Locals here pride themselves on being on a first name basis relationship with local shop owners. There is a little bit of everything and everyone here where tolerance and acceptability are key.   3. Arden Park, in Fair Oaks has been featured several times and takes pride in keeping the trees that envelope the roadways. Few sidewalks and curbs are found here, instead their are generous lot sizes. Click here for a sampling of homes for sale in Arden Park.
  4. River City Commons in Sacramento does an excellent job with the half-plexes, the quaint cul-de-sacs speckled in the woodsy feel of the South Natomas neighborhood. This is a community with Homeowner Association dues that give the resident on the go more time of other things. Cant beat the 5 minute commute to Downtown Sacramento.   5. Curtis Park, in Sacramento was one of the first subdivisions, if you can believe that within a 5“10 minute bike ride downtown. Here with all its history and close knit residents, are bungalows, Crafts, Storybook and Spanish Revival style homes, again along mature tree-lined streets.   6. Phoenix Field, Fair Oaks is an area northeast of Sunset and Hazel Avenue that once was home to the Phoenix Field Airport. That is why the streets in that are are so named. Back in the 1940s to the 80s the residents could taxi their planes from their yards to the runway. Today,the airstrip is gone. Most of the homes in this area now, were built in the 1990s. The neighborhood finds every excuse for partying and walking the dogs is a great way to catch up on whats going on.   7. Beamer Park, Woodland is located in Yolo County where the neighborhood took 40 years from start to finish to complete which is why there are so many different styles of homes. You may see a Tudor cottage along side a Western Shingle or Mission Revival. Those that live here tend to stay so there are very few homes that become available.   8. Holly Hills Lane in Cameron Park, is not a subdivision but rather a street whose resident owners have a huge heart. They found a way to social network after 9“11 and one of their own neighbors they lost to cancer by joining forces each year and decorating to the hilt for the holidays with a spectacular light display, adopting two needy families and contributing to the local food banks and just plain being good neighbors. Click here to see the homes for sale on Holly Hills Lane in Cameron Park.

Shelfield Oaks in Carmichael is close to Fair Oaks Blvd and all the bustle but is tucked away in what the resident owners consider a slice of heaven where instead of hearing the bustle of the street they hear the American River below the bluffs.
