Sacramento real estate 
continues on the upswing with home sales continuing to increase in numbers.
It’s been a steady slow climb which is much more stabilizing than a rush of numbers.
The chart above shows single family home sales from January 2008 through June 2008.
The June 2008 figures will only continue to increase as real estate offices plug their numbers into the system and update the MLS. However, I wanted to get these numbers to you as quickly as possible.
For a look at each individual city and community in the Sacramento area to see how many homes are for sale, how many homes received an offer and are in Pending Sale and how many homes sold click on Sacramento Home Sales Report for June 2008.

From January 1, 2008 through June 30, 2008 7,654 homes have sold in the Sacramento area. Sacramento Real Estate is continuing to improve little by little with inventory selling and home prices slightly continuing going down.

As you can see by the chart to the right, the home sales of residential houses from January 2008 through May 2008 has steadily risen.
Homes are selling in the Sacramento County area and Real Estate is alive and recovering. The numbers don’t lie and these are just the single family homes depicted in the above chart.
We are on an upswing.
Here are the actual numbers for each month:

Now, the next part of this scenario on the real estate market is price. As evidenced by the chart to the side, average home prices have fallen from January by $23,000 in Sacramento County.
This is allowing more home buyers into the real estate market.

With interest rates down, FHA allowing higher loan mortgages, and eager home buyers and investors returning to the real estate market, we are seeing more homes sell, prices dropped slightly over the last 4 months and some happy home buyers.

Happy St. Pattys Day! Did you have your Green Eggs and Ham this morning? Hope you are wearing green.
Remember, today everyone tis a bit Irish.
Even if youre not, go celebrate in Old Sac Sacramento Downtown and watch the St. Patricks Day Parade at 6:00 pm. I wont get into all the many pubs that will be free flowing if you know what I mean. Have some corn beef and cabbage on me.
Now, for a bit of Irish Sacramento Real Estate and the real estate statistics for the month of February 2008 as appearing in the Sacramento MLS system by neighborhood and zip code.

Real Estate is alive and kicking! Homes are selling. New Homeowners are thrilled with their new houses. Sellers have sold their home, moved to new houses, moved across the State and some relocating.
Life pretty much is going forward. For those that have good credit, there are excellent mortgage loans with fantastic interest rates.
The Real Estate Market statistics (which means the numbers of houses for sale, houses that received an accepted offer by both the home buyer and the Seller as well as the number of homes sold) throughout Sacramento county for January 2008 are ready to view.
The numbers on the chart are by zip code and show the number of homes sold in each of the zip codes as well as the average home price for each zip code.

You betcha! Sacramento Real Estate is alive and well. With the current low interest rate home buyers are back in the market to buy a house.
December 2007 Real Estate home sale report for Sacramento County is now ready to review.
However, before discussing the Real Estate for Sacramento which is now experiencing unpresidented 50 mile an hour winds from a Winter storm, I would like to remind Sacramento to call the SMUD hotline if you are experiencing any outage or trees down at 1-888-456-SMUD or 911. BLIZZARD warning in the Sierra are now in effect, a first for us!
Hopefully, residents in the Sacramento area are remaining safe as this storm is headed toward Placer County. This is definitely a time when having cleaned house gutters and street gutters will pay off. Home ownership comes with responsibility which means keeping your property properly maintained.

Real Estate home sales for November 2007 for Sacramento County are ready to view.
To the left is a chart showing single family homes sold in Sacramento County since January 2007.
The real estate report for each City/Community in Sacramento County is also ready by clicking Sacramento Real Estate report by city and community. The real estate report represents residential, single family home residences, only that were advertised in the Sacramento Multiple Listing system. Those real estate home numbers are broken down by city and zip codes. Last year, in November 2006 there were 976 single family homes that sold in Sacramento County. It would appear that the average price throughout the Sacramento region has rolled back to the year 2003 in my opinion. And frankly, for the new home buyer with the low interest rates of today, and a good negotiator on your behalf, it couldnt be a sweeter time to buy a house.
For Sacramento County, as a whole, here is the breakdown residential homes throughout the County for November 2007.

Sacramento Real Estate was experiencing yet another problem with the Real Estate Home Sales stats page for October 2007. However, at the 9th hour, I was able to enter the Sacramento home sale information for you.
Overall, in Sacramento County for the month of October 2007 there were:
9,799 homes for sale
1,276 homes in Pending Sale
747 homes sold in October for an average of $335,178 with 1,769 square feet
These numbers are indicators for residential single family homes, only. As you can see by the numbers, there are an incredible number of homes for sale and very few homes sold in October. Sacramento County has 13.1 months worth of residential single family home sale inventory.

Home Sales for September 2007 all over Sacramento County is represented by the pie chart to the left.
As always, the Real Estate market statistics here on Sacramento Real Estate Voice are strictly for residential single family houses, only. These numbers do not reflect, condos, multi unit housing, mobile homes, duplexes etc.
Typically, Real Estate offices have 3 days after the end of the month in order to get in all of the home sales, homes in Pending Sale and Sold properties. This is one of the reasons why sometimes you will see differing accounts in the numbers. It is also the reason why Real Estate Market Statistics are not publicized in a timely fashion. Sacramento Real Estate and Luxury Homes made the decision to get you the numbers within the 1st week of the following month.
As you can see, there is an incredible amount of houses STILL for sale in the Sacramento County area.
I continue to say, and I will say once again…if you don’t have to sell, get your house off the market. This is NOT the time to try and sell your house unless you absolutely MUST!

August 2007 Home Sales for Sacramento County are here.
The chart to the left is a comparison of Homes Sold for the months of October 2006 through August 2007 for Sacramento County Residential Single Family Home Sales.
By clicking on the chart you will be redirected to the breakdown for each City/Community in Sacramento County where the homes for sale, the homes in pending sale and the sold homes for each City are tabulated along with the average home prices and days on the market.
As you can see from the chart above comparing October 2006 Real Estate Sales of 1,067 residential homes being sold to August of 2007 with only 775 residential homes sold in all of Sacramento County. It has been a steady slow decline in the amount of homes that have sold in Sacramento County.
However, it has been a steady incline as the the home for sale. So, when you look at the bigger picture with 10,049 homes actively for sale and only 775 homes sold…the picture doesn’t look very good. If you, as a homeowner don’t “have to” sell your house, you shouldn’t be on the market right now. It’s the old supply and demand theory. Think about it.
What it should be saying to each and everyone of the Sellers is…if you don’t have to sell you shouldn’t be on the market right now. There are way too many homes for sale, in my opinion.
In the past, my stats have been specific to that particular month and not included any homes for sale that did not sell and tagged on to the following month. In the future, my stats will include all active homes for sale not just those that came on the market for that particular month.
