Do You Know What Your Realtor Was Doing This Weekend?

Phone RingingThis weekend two different Home buyers found the house that they would like to buy while looking at homes for sale in Elk Grove, CA.

Yes, it was the July 4th weekend but that happens to be a time when home buyers are available to look at houses. This is not a 9 to 5 job Monday through Friday.

I’m of the old school where I make myself available for my clients when they are not working. I find that it makes for a happy client.

Home buyer, Mr. & Mrs. X saw ten houses on July 4th that were either Short Sale or Bank Owned homes for sale. Mr. & Mrs. X decided on a house that they would like to write an offer on that was Short Sale.

Mr. & Mrs. X are from out of town, staying in a hotel in order to find the house they will purchase as a second home right now, with the hope of making it their retirement home, later. These home buyers will be relocating to Elk Grove, CA to retire.

We are finding quite a few of Baby Boomers don’t want to move into a secluded retirement facility. Baby Boomers are opting to live closer to the grandchildren when they retire and want to live in a neighborhood that is not age restricted.

There are quite few homes for sale in Elk Grove, CA to chose from and both sets of home buyers were delighted to find just the right house this weekend in Elk Grove.

Now, the sad part about both Mr. & Mrs. X as well as the other home buyers, Mr. & Mrs. Y (wanted to submit an offer on a regular listing, not a short sale or foreclosure) is that none of the agents who had listed the houses that my buyers wanted to buy were available to answer any phone calls.

It is so sad to see agents take listings and not answer their phones or return phone calls.  In fact, that is how Mr. & Mrs. X found me. They had been through two real estate agents who didn’t return phone calls or follow-up with them.  I digress…

When an offer is to be written, both agents need to communicate for several reasons.

  1. to see if there are any other offers
  2. to verify if the house is still available to accept an offer
  3. to verify the fax number or email of the listings agent in order to send the contract.  

Depending on the listing, depends upon if any phone calls are warranted. However, it is only common courtesy to acknowledge when someone has called.

Needless, to say offers for both of these home buyers will not go out until this week after the listing agents return phone calls.  People keep saying how bad real estate is but what I’m finding is that there are home buyers who are willing and able to buy if only agents would just pick up their phones or at least return phone calls.

Friday Home Buying Tour in Elk Grove, CA

CA FiresSacramento is socked-in with all the surrounding fires in CA.

This Google photo to the left shows just how many current fires there are in our state of California.

Even with the haze that surrounds are great city of Sacramento, home buyers are on their way up this morning from San Jose for a home buying tour of homes for sale.

These home buyers plan on buying their retirement home in Elk Grove, CA and want to seize the moment with buying a newer home at a great savings. Today, I will be showing them homes that are in Short Sale and Foreclosure in Elk Grove, CA.

There are some smokin good deals for sale in Elk Grove, CA . No fire here but fiery home prices are a home buyer’s dream.

I did email them last night to let them know that we have very poor air quality at the moment due to all of the fires and if they have issues with breathing we could postpone or they might want to bring masks. Elk Grove CA Western Festival 2008

Elk Grove Western FestivalElk Grove CA will be celebrating it’s 51st Annual Elk Grove Western Festival this weekend, May 3rd and 4th.

The Western Festival starts off on Saturday, May 3rd at 11:00 am with a Parade in Old Town on Elk Grove Blvd. and School Street and ends at the Elk Grove High School.

Then it’s on to the Elk Grove Regional Park for a day of fun to help kick off Summer.

This year’s theme of the Elk Grove Western Festival is “Children’s Board Games.”

Be sure to come out and enjoy the fun, food, car show,

Rodeo featuring Mutton Busting, Elk Grove Western Idol contest, craft items, art show, local and hired entertainment acts and family games. Help support your local community and have some fun.

I’ll be showing houses to new home buyers who have are moving to Elk Grove from out of state. Elk Grove CA real estate is booming right now with quite a few homes for sale. There are some excellent real estate buys with all of the REO and Bank Owned Homes for sale many having multiple offers. I think these new home buyers will be able to find an excellent home here in Elk Grove.

Elk Grove CA has Burst it’s Bubble

Bubble BurstRepercussions from the decline in the Real Estate market seems to come as a surprise to so many. Real Estate really is the glue that holds our economy together.

Is it any wonder that we now have professionals touting a recession in the future or that we are in one, now?

Ask those living in Elk Grove or that have a business in Elk Grove, CA if they think we are in a recession.

I have watched many businesses fold in the recent year while others are down-sizing.

As foreclosures and short sales in real estate were eminent, I foresaw a lack of property taxes leading to a lack of income for the State and Counties in Sacramento.

It seems only common sense when one considers all the jobs that are initiated by Real Estate that when Real Estate is suffering, that the rest of the economy would be suffering, as well? The moaning and continued taunting on the television only feeds this frenzy.

Todays Sacramento Bees target headline was Bubble Burst in Elk Grove with the subtitle City may become yardstick for measuring regions recession.

Elk Grove, CA was touted as being the fastest growing City not too long ago. And with out of control growth there were new homes sprouting up one after the other. A City Council who was thrilled with the growth and approved strip mall after strip mall along with the long awaited Promenade mall to be built in 2008.

Well, things changed. These strip malls seen on almost every corner are many times vacant. The vacancy rate is about 68%. Elk Grove has been hit hard. Maderia thought to be the greatest residential development was halted. Many builders have taken bankruptcy. Promenade mall may have many stores back out before ever built and over all there has been a significant influx of foreclosures in Elk Grove.

So, what does all this mean? I see it as an opportunity. Prices obviously are at a record low and for those wanting to invest, this certainly is the prime time to do so, while prices are at a record low. New home buyers now have a great opportunity to buy their first home and those thinking of downsizing from other neighborhoods will find Elk Grove home prices to be an excellent value.

By 2010, Elk Grove in my opinion will be at the top once again. This City is one to watch, there should be a great come back and the payoff will be quite the benefit for those that invest. At the same time, it is a great opportunity for large business to put down their roots in Elk Grove, CA. This is a business dream low costs and plenty of future opportunity.

For those that are savvy, Elk Grove, CA is a prime place for investment and for those wanting to buy a home it is also a dream come true with ready made equity built-in.

Shhhhh Elk Grove California is Sleeping

For all those homeowners living in Elk Grove, CA east of Hwy. 99.

NO MORE TRAIN WHISTLES!

Elk Grove is the 8th City in California to establish the quiet zone.

Elk Grove has its first 24 hour railroad quiet zone.

The Quiet Zone will definitely improve the quality of life here in Elk Grove. The areas that will now be exempt from those hourly long train honking horns which had progressively increased over the past eight years are:

An additional quiet zone will be established at Franklin Blvd./Willard Parkway in the Spring 2008.

If you happen to hear the whistle it is because, train engineers can and will sound the horn if they feel there is an emergency, such as a motorist, pedestrian, animal or other trains that could case death or property damage.

This has been a long time coming and I know that homeowners East of Hwy.99 in Elk Grove will wonder why they can sleep through the night, now oh its a wonderful world!

Sacramento Helps Our Neighbors

Fire truckSacramento, Elk Grove, Folsom, Roseville, Rocklin and Auburn have sent fire trucks and teams to help our Southern California neighbors with the horrendous fires they are enduring.

The National Guard sent 1,500 today with another 1500 soon to be sent from the Sacramento area.

Police teams have also been sent to help relieve and keep Real Estate in check and looters away. Some of our finest will be assisting other departments with all emergency and relief help.

Rancho Cordova is where the emergency command center is and they are organizing teams of emergency help to Southern California.

With over ONE MILLION of our California neighbors forced to evacuate their home and 1500 homes lost, many have gone to friends, family and to Qualcomm Stadium in San Diego to seek refuge.

The Reverse 911 call has been instrumental during the evacuation process in Southern California during this hectic time of determining who to evacuate and when.

Where Are the OktoberFest Celebrations in Sacramento

First Time Home Buyers in Sacramento-Congratulations!

This past week, Tabitha and Jacob moved into their new Beazer home in Natomas. It was a pleasure working with you both and getting the very best deal for the two of you. Who says you don’t need a Realtor to represent you when dealing with a Builder? That statement wouldn’t hold water with the two of you, would it?

And to Cheryl and David, enjoy your new home in Elk Grove, CA. It was a long time coming but it is yours and the excitement I saw in both of your faces was exhilarating. It was my pleasure to help find just the right home for the two of you and to introduce you to your new neighbors. It was fun taking that photo of you carrying Cheryl across the threshold… have you recovered???

Mark, I think we saw every house on the Real Estate market for sale. Mid-town is a great place and within walking distance to all of your shopping, restaurants and coffee shops. What a great old home you have with a full basement…not just one of those wanna be basements. You have a lot to live up to after finding out your front porch is the meeting place for all of the near-by neighbors to congregate. You’ll do great! And yes, I’ll pop-in for my special chair on your porch every now and then.  Thank you so very much for the beautiful array of Shari’s Berries you sent to the office. I love them!

Elk Grove Celebrates the Strauss Festival

Strauss festivalElk Grove, CA will celebrate once again the Strauss Festival at Elk Grove Regional Park on July 26–29 at 8:15 p.m. 

 

The Promenade begins at 7:45 p.m. Bring your blanket and stretch out on the grassy knoll or take a seat on the bleachers. For the details on bringing your blanket early and securing a number, be sure and read the instructions by the Strauss Festival or call 916.714.2527.

 

Each year since 1987 the Strauss music has been heard resounding within the majestic oaks at Elk Grove Regional Park. The symphony and elegantly dressed dancers have been dancing the night away to the music of Vienna’s “Waltz King”  each year since 1987. This is a free event for the entire family and one not to miss.

 

If you are new to Elk Grove or perhaps have lived here but haven’t been to the Strauss Festival, you owe it to yourself to experience a lovely evening under the stars by the lake listening and watching elegance at work during the Strauss Festival. People not only from Sacramento but from Placer County and El Dorado County come to witness this wonderful eveStrauss festival2ning and enjoy it each year.
