One of the reasons I like Elk Grove is the close proximity to major freeways. Highway 99 and Interstate 5 are both quick accesses to Downtown Sacramento which takes about 20 minutes in traffic, Tahoe along Highway 50 or Highway 80 and of course the Bay Area.  Just a hop, skip and a jump to almost anywhere.

The homes in Elk Grove for the most part lend themselves to larger yards than most of the other areas with a variety of homes from more established to newer, gated, bordering golf course and more. Elk Grove also has had a City Council who has monitored the spending and is one of the few Cities that is fiscally solvent.

Elk Grove October Real Estate Market Report

Elk Grove Real Estate Market stats are ready for October 2008.

On Friday, I added a sold home to the list for Elk Grove. A family of First Time Home Buyers received their keys on Friday morning in Elk Grove.  Just in time for Halloween!

This was a bank-owned, foreclosed home that was perfect for this family of six.  They are thrilled to be in their new Elk Grove home where the kids can each have their own room and loads of space. And what a fantastic backyard they now have. Saturday was their official move all the “stuff” day and their first night as new homeowners. Here’s a BIG shout out to the Warson Family. It was a pleasure representing you, as your Realtor and helping to make your 1st time home buyer dreams come true. Welcome to your new home in Elk Grove!

This week I will enter all of the real estate market sales numbers into the neighborhood/County Market Statistics but for now, I thought I would take the time to let Elk Grove know the home sales for each of the Elk Grove, CA areas for October home sales.

The real estate market stats for October 2008 include residential single family homes only.

Elk Grove, CA Zip Code 95757

There were 384 homes for sale in the month of October

180 homes received accept offers and were listed as Pending Sale

89 homes sold in October for an average price of $262,177 and took an average of 53 days to sell.

 

Elk Grove Zip Code 95758

319 homes were for sale in the month of October

163 homes accepted offers and were listed as Pending Sale

74 homes sold in October for an average price of $314,272 and took an average of 56 days to sell

 

Elk Grove, Zip Code 95624

352 homes for sale in October

180 homes received offers and listed as Pending Sale

92 homes sold for an average price of $249,133 in an average of 41 days on the market

In July more than 7,600 Sacramento area homeowners returned their keys to the bank. In September 2/3 of the sales in Sacramento County were bank owned September Home sale Report per Sac Bee from Data Quick. DataQuick has complied a list of cities by county showing the number of Notices of Default for each area.  Check to see how your County compared to all the rest.

Supposedly there is a slowing of banks taking over homes due to a new law,  Senate Bill SB1137 that passed in July telling banks that they must make 3 telephone calls to borrowers having trouble paying their payments  before filing a notice of default.  Is this lip action or is there any substance to these calls?

Elk Grove Real Estate

Elk Grove, CA real estate is selling. September 2008 real estate market report shows the home sales in each of the 3 zip codes, 95624, 95758 and 95757 are up.  Since Elk Grove, CA experienced a high boom in new home sale, there have been quite a few foreclosures in Elk Grove.  

In the above video, I unfortunately made a  mistake a said, the Elk Grove stats for the “month” instead of saying the Year-to-Date stats. Please excuse the error.

In my opinion as an Elk Grove Realtor, since Elk Grove has the highest number of foreclosures in the Sacramento area and also had the biggest new housing boom it tells me that new home builders were not looking out for the home buyers interest in getting them good loans. That’s just another good reason to make sure as a home buyer looking to buy a new home from a new home builder that you are represented by an experienced Realtor. Not only will we make sure you don’t over pay but we can help to refer a home buyer to a reputable lender so that you don’t loose your home to a foreclosure.

Sacramento Realtor Puts Back the WOW in Real Estate for Home Buyers

New Sacramento Home BuyersThese Sacramento Home Buyers have that “wow” feeling since they are purchasing a new house in a new subdivision from a new home builder.

The home buyer are getting the “deal of the century” after I negotiated a great price, the model home and all the furniture for them. All they need is a suitcase to move right-in.

Just another example of why you want to have a Realtor represent you if you are a home buyer thinking of buying a house from a home builder.

Now, look at those smiles on this couple. Can you see that they are thrilled with their choice of purchasing a new house?

There were days when those smiles were not present. We had spent several weeks looking at bank owned foreclosed houses in Elk Grove, CA and even placed an offer on one of the houses.

There were complications, such as the renter not allowing us entry into the house for the home inspection. The renter removing 10 trees from the backyard of the house after our contract had been accepted and the actual owners vowing to remove the surround sound that was installed in the home.

The “wow” factor was depleting daily and I was left with home buyers who were very skeptical of what the house would look like once they closed and the house was theirs. So, after contemplating the situation, the home buyers decided to rescind their offer on the bank owned, foreclosed home and start taking a look at new homes from new home builders.

We visited several new home builders and narrowed the choice to one builder where we found a floor plan that these home buyers liked. We looked at one of the houses that had been started and not finished but I saw that look on my home buyer’s faces and knew that the “wow” factor was leaving.

I needed to get that happy look back on their face so I asked them if they liked the model and saw their eyes light up. It was obvious that I needed to negotiate and get them that model. Within a few minutes not only did I get the model home for them at a reduced rate but I had also negotiated all of the furniture and knick knacks in the house to be included.

A new home subdivision in Elk Grove, CA where only 5 homes were left to build and sell, these home buyers found their dream home and got the “WoW” factor back.  They will be moving in by the end of this month and become Elk Grove citizens.

Another happy client that got what they wanted.

Remember, that it is essential that even if you are buying a new house from a new home builder that you have a home inspection. At least before the 1 year anniversary, it’s a must to have a home inspection. No home is free of repairs and items that have been overlooked. A home inspection for a new house from a new home builder is as important as having a Realtor represent you.
