Have you been wondering about all the bank owned foreclosed homes and if there are any?  Well, here is a graph showing the inventory for Elk Grove, CA of foreclosed bank owned homes that were for sale from January 2009 to January 2010.  There were 240 REO homes for sale in Elk Grove in January 2009 which gave us at that time 1.5 months worth of inventory on the real estate market.

As of last month, the bank owned REO homes for sale in Elk Grove CA were 84 properties for sale which gave Elk Grove 1.3 months worth of inventory.

Not let’s compare Short Sale in Elk Grove for all three zip codes from January 2009 through January 2010

Elk Grove Short Sales Jan09_Jan10As you can see March 2009 there was 390 Short Sale homes for sale with 11.5 months of inventory on the market.

January 2010 we slipped to 223 Short Sale homes for sale in Elk Grove bringing the inventory down to 4.6 months worth of inventory

And now we will take a look at single family homes for sale in Elk Grove, CA that were NOT Short Sales and NOT bank owned foreclosed homes for sale.  What those of us in the business refer to as a traditional sale.

Traditional EG Home Sales

The traditional single family homes for sale in January 2009 was 370 for Elk Grove, CA and last month, January 2010 there were 119 homes for sale.

As you can see there are fewer homes for sale in Elk Grove from a 14.8 month inventory to 2.1 months of inventory. 

However, the records show 25 homes sold in January 2009 compared to 57 homes sold in January 2010.   July of 2009 had the record of sold homes which was 74 homes.

According to the tax records there are 1,000 Elk Grove homeowners who are in Preforeclosure at this time.  And 1,000 bank owned REO foreclosed homes.

Elk Grove Celebrates 2009 Strauss Festival

Elk Grove, CA

The Strauss Festival in Elk Grove, CA begins July 23 and runs through July 26, 2009 outdoors at Elk Grove Regional Park and is  FREE to the public except for $10 parking fee.

A prelude and promenade to the “Once Upon a Dream” show begins at 7:45 pm with the show beginning at 8:15 pm and ending each evening at 10:00 pm. at Strauss Island by the lake.

I personally have never attended the festival but I hear that everyone would be surprised that these are not professional dancers .  Having danced and taught dancing before my years of being a Realtor ®, it’s amazing that I haven’t attended one of  Elk Grove’s finest…perhaps this year.

Bringing to life the sounds of Johann Strauss with a professional orchestra the Strauss Festival brings over 30,000 people each year since 1987.  After each performance there are fireworks.  This is a favorite of many and perhaps this year, I will make the time to be enchanted with the flavor of the waltz, the costumes, the music and the ambiance.

Bring your blanket to reserve your seat early along with your picnic dinner.  There is food there to purchase.

Elk Grove CA Home Buyers

Are you a home buyer in the Sacramento area and thinking about buying a house in Elk Grove, CA? There are some fantastic neighborhoods in Elk Grove which has three zip codes (95624, 95757 and 95758). There are many homes to chose from along with a variety of price ranges.

One of the reasons I like Elk Grove is the close proximity to major freeways. Highway 99 and Interstate 5 are both quick accesses to Downtown Sacramento which takes about 20 minutes in traffic, Tahoe along Highway 50 or Highway 80 and of course the Bay Area.  Just a hop, skip and a jump to almost anywhere.

The homes in Elk Grove for the most part lend themselves to larger yards than most of the other areas with a variety of homes from more established to newer, gated, bordering golf course and more. Elk Grove also has had a City Council who has monitored the spending and is one of the few Cities that is fiscally solvent.

There is an exceptional 5 bedroom home for sale in Elk Grove with a pool that has 2617 square feet and offered for $318,650. Take a tour and see and if you are ready to start decorating and entertaining in this home for the holidays.

Did I mention that this home has a bedroom downstairs with a full bath? Any home buyer buying a two story home should know that a bedroom downstairs is a MUST for resale value.

Elk Grove October Real Estate Market Report

Elk Grove Real Estate Market stats are ready for October 2008.

On Friday, I added a sold home to the list for Elk Grove. A family of First Time Home Buyers received their keys on Friday morning in Elk Grove.  Just in time for Halloween!

This was a bank-owned, foreclosed home that was perfect for this family of six.  They are thrilled to be in their new Elk Grove home where the kids can each have their own room and loads of space. And what a fantastic backyard they now have. Saturday was their official move all the “stuff” day and their first night as new homeowners. This week I will enter all of the real estate market sales numbers into the neighborhood/County Market Statistics but for now, I thought I would take the time to let Elk Grove know the home sales for each of the Elk Grove, CA areas for October home sales.

The real estate market stats for October 2008 include residential single family homes only.

Elk Grove, CA Zip Code 95757

There were 384 homes for sale in the month of October

180 homes received accept offers and were listed as Pending Sale

89 homes sold in October for an average price of $262,177 and took an average of 53 days to sell.

 

Elk Grove Zip Code 95758

319 homes were for sale in the month of October

163 homes accepted offers and were listed as Pending Sale

74 homes sold in October for an average price of $314,272 and took an average of 56 days to sell

 

Elk Grove, Zip Code 95624

352 homes for sale in October

180 homes received offers and listed as Pending Sale

92 homes sold for an average price of $249,133 in an average of 41 days on the market

In July more than 7,600 Sacramento area homeowners returned their keys to the bank. In September 2/3 of the sales in Sacramento County were bank owned September Home sale Report per Sac Bee from Data Quick. DataQuick has complied a list of cities by county showing the number of Notices of Default for each area.  Check to see how your County compared to all the rest.

Supposedly there is a slowing of banks taking over homes due to a new law,  Senate Bill SB1137 that passed in July telling banks that they must make 3 telephone calls to borrowers having trouble paying their payments  before filing a notice of default.  Is this lip action or is there any substance to these calls?
