Granite Bay, CA had a real estate auction last weekend. Did you hear about the incredible real estate in Granite Bay, CA that was auctioned off? It was the deal of the century.
And unlike other real estate auctions, this one was REAL. Some of those other play auctions that take place where the bank has 30 days to change their mind with the winning bid, this one was not a bank auction but an auction from the seller.
What an exceptional buy Mr. Kuhn made for $1.35 million. With over $5 million worth of improvements on the land at this exceptional property, the new owner certainly got his moneys worth. Take a little tour of this bit of paradise in Granite Bay, CA and come back to read who actually owned The Pond…you might be surprised.
Gary Cino, is the founder of the 98 Cent Clearance Center chain that he sold to Dollar Tree Stores and now is a real estate developer who has owned 8300 Moss Ct. in Granite Bay known as The Ponds in Granite Bay. Look at what yours spent dollars helped build here at The Pond.
Back in 1998 Cino decided to buy the property across from his own house since it was an eye sore. He wanted to make a fishing hole which turned out to be a $5 million dollar project with boulders, waterfalls, 3 gunite-lined ponds 17 feet deep stocked pond with trophy trout, boat and kayak docks, bridges, golf platform, tiki huts, full outdoor kitchen, island dining gazebos and places for the kids to explore and play.
The ponds were created with the ecosystem in mind, equipped with sound infiltration systems for excellent water quality for fish, foul, flora and fauna.
Cino’s family has now grown up and it was time for him to sell. After weddings and charity events along with very little time to enjoy his property, Cino listed his property for sale. The property was listed back in 2003 for $5,500,000 and again in 2008 for $4,998,998 but didn’t sell.
Cino hired O’Callaghan Auctioneers of Lincoln who spent $100,000 advertising for a buyer to auction off his property at an absolute auction (highest bid wins with no minium bid).
Now, in this park-like setting the new owner can build a house. There is a spot already waiting for a 20,000 square foot home to be built. Mr. Kuhn has one of a kind right across the street from Los Lagos.
If you as a home buyer missed the sale of the century don’t loose hope, there are other homes for sale in Granite Bay, CA that you might like. I must say, I don’t think anything will compare to this one, though.

Today, a home buyer called about a house for sale that he saw on Sacramento Real Estate Voice and wanted to know more about it.
The house is for sale in Granite Bay, a community of upscale homes where there are friendly gated, guarded gated and non-gated neighborhoods.

While speaking to the Granite home buyer, he asked an interesting question…What makes a mansion a mansion? I thought it was a good question that many other home buyers might wonder about.
Usually, a 6,000 square foot home is considered to be a mansion but not always. A mansion can be much smaller. The key that makes a mansion a mansion is the design which is tailored to fit particular buyers needs. It’s a bit above and beyond.
The Granite Bay house, (I should say mansion) that the home buyer called about has 6,700 square feet on almost 2 acres with amenities galore. One of the convenient features of the mansion is the pre-programmed, wireless, radio frequency lighting system called Lutron Lighting. While driving up to the house, from a car or by a central system, one can turn on the inside and outside lights of the house or simply dim the lights all in the flip of a finger.
A curved staircase one with glass sides overlooking all glass windows floor to ceiling reaching 30 ft with a 180 degree view is just another plus for this home. Little things like home theater, multi zone units for heat and air, multiple shower heads, sub zero refrigerator and freezer, Neff cabinetry, Bloomberg windows, guest quarters, pool, pool house, wine cellars, media/sports rooms, fantastic views plus ever so much more. Some mansions have their own helipad, vineyard, multiple garages…all for the toys or future toys that the new home buyer may purchase. These all help to make a house a mansion along with state of the art fixtures and materials used for building and installing appliances.

I am currently working with a Home Buyer who is an investor, Matt Teiken. Matt has graciously offered to write an article on Sacramento Real Estate Voice to you.
It is nice to hear the perspective from the eyes of a current Home Buyer. Thank you Matt, for taking the time to share and help other Home Buyers.
Now, I would like to introduce…Home Buyer, Matt Teiken…
Hi, my name is Matt Teiken and I would like to share my First Time Home Buying experience with you. Until just recently I have been waiting around to hear back on a short sale I placed an offer on. This process had been dragging on for three weeks and I was running out of patience, and second-guessing myself on the deal in the first place.
It was at this time that I did a search for Real Estate information on the Internet, and came across Gena’s blog. Gena’s writings struck a chord with me and I decided to ask her to look for property. Gena was very responsive and was able to show me properties on very short notice.
This was not the case with my previous agent, who had me searching the MLS myself, didn’t give me the personal attention I need, and wasn’t flexible with regard to showing homes.
I noticed a new MLS listing that seemed almost too good to be true, and I told Gena I needed to see it right away. She met me at the property and after looking at it I decided to make an offer. Gena asked if I had someone working on my loan and I did; but mentioned that she had a good loan guy. I ignored the suggestion and later that night when Gena was about to send the offer, she noticed that the guy I was working with didn’t give me a proper pre-approval and that there were discrepancies in the document as well.
I called my guy, who I was referred to through a friend, and he said he would get to me in the morning. I called Gena back and asked if her loan guy was available, and she called him up. Even though it was 9 pm, within fifteen minutes I was on the phone with him. He pre-approved me and even called the listing agent to brag about how strong of an applicant I was. The next day my offer was accepted after my interview process.
I am impressed with Gena and also it goes without saying, “birds of a feather flock together.”

For those Home Buyers planning on moving to Granite Bay, I would love to show you just a few of the many communities available here in Granite Bay, California with a tour provided below. I have had experience placing new Home Buyers in the Granite Bay neighborhoods. It is always a thrill to know that I have helped Buyers find just the right home in just the right area. Granite Bay is an up-scale affluent area that originally was part of Roseville but wished to distinguish themselves. And they have.
As you drive through Granite Bay you cant help but be impressed with granite outcroppings that lend itself to the beauty and pride of the area. This area consists of many custom homes ranging in prices.
There are several distinguishing areas within Granite Bay with a variety of gated communities what we call friendly and secure gates. Meaning, that there are areas that have open access during the day for guests and service trucks and those that are more restrictive that have security with guards who make note of licenses and ask the purpose of the visit as well as verifying with the homeowner.
Granite Bay is located East of Hwy 80, east of Roseville, close in proximity to Folsom Lake which is another asset that this community has to offer since there is an array of outdoor activity right at your fingertips on and around Folsom Lake. Riding trails are prominent in this area as many have horses either on their property or board them close by.

Granite Bay California is an upscale community that previously was part of Roseville and became an unincorporated community in 1987. Just 24 miles northeast of Sacramento, Granite Bay covers approximately 25 square miles and borders Folsom Lake.
