Land Park, An Outstanding Neighborhood in Sacramento

Take a tour of Land Park which is just a smidgen south of Downtown Sacramento right off Broadway and the historic Tower Theatre. Don’t miss eating at the Tower Cafe before heading into Land Park.

Land Park is known for its tree-lined streets and homes of character and charm. This is an area that is a testament to why Sacramento is called the “City of Trees.”

Because I have so much to say about Land Park and what it has to offer I will break this article into a two part series.

Last week, I showed a home buyer relocating from Georgia, homes in Land Park. For those considering moving to the Sacramento area, Land Park has a lot to offer. Real estate in Land Park is sought after and after seeing the area, you too will agree that this is one of Sacramento’s BEST. I have tried to condense why those that live in Land Park love it.

Roseville CA Home Buyer

Cosmos in RosevilleRoseville, located in Placer County California. This article is offered to help you become familiar with the different areas in Roseville while considering your Real Estate decisions on buying, selling or just visiting. Be sure to read more about Roseville, California.

City Officials have had a good vision while planning an ever growing City such as Roseville. Be sure to check out the City of Roseville website which is extremely helpful for those thinking of relocating, home buyers new to the area and Roseville residents, as well and the Roseville Chamber of Commerce.

As you drive on the freeway, you cant help notice the large red icon for Roseville located in Sculpture Park which is also referred to as Olympus Point (sometimes). The official name of the big red structure is Cosmos. This hidden little park is off of North Sunrise Blvd and has .8 acres. Tsakopoulos, a well known Developer donated the land for this park and the sculpture to Roseville in 1990 which is a trailhead for the Miners Ravine bike trail. Local children in the area participated in a contest and those winners drawings are located in the part within 4 different grouping below the Cosmos

Students living in Roseville attend either Dry Creek Jt Elem., Eureka Union Elem., Roseville City Elem., or Roseville Jt. Union High School District.

Roseville offers a mix of housing opportunities. As you can see Roseville is quite large and has 3 separate zip codes. Roseville got its start from the railroad and was originally named Junction City but soon changed its name to Roseville. Rumor has it that it was named after the many roses that were growing in abundance or from a pretty girl named Rose who won the hearts of the locals. The Union Pacific still operates the largest switching service yard in the Western States, here.

Roseville is located just 16-18 miles north of Sacramento, off of Interstate 80 as well as Highway 65.

Each of the areas in Roseville has been carefully planned and land reserved in order to continue their growth.

This portion of West Roseville is home to the Galleria shopping mall with over 1,000,000 square feet of retail. Roseville has captured much of the retail trade of the region which has definitely contributed to its success and brought in tremendous tax revenue for its residents. This is in large part why those living in Roseville are able to have a large supply of parks, playgrounds and activities. Moderately priced housing with mostly stucco and tile roofs are located here. There are a few gated communities in this area.

Sacramento Real Estate Voice Popped

Sacramento Pops CorkYes, Sacramento Real Estate Voice has a new look. We popped the cork! I hope you find it exciting and useful. Just as Delta and Dawn, our wayward humpback whales are finding their way back to the Golden Gate and into the Bay, Sacramento Real Estate Voice is presenting a new look.  Also, making it’s debut is the new Google Street View. It’s been a busy week.

 

Sacramento Real Estate Voice continues to find new and innovative ways to provide neighborhood information, real estate market statistics, current homes for sale along with valuable Home Buyer, Seller tips with mortgage information and relocation help

 

I am continually asked if the homes for sale in the Search MLS or Property Search contains all of the homes for sale or if it’s just Remax homes for sale. The answer is that all homes listed are contained in the MLS search.

 

Which brings up an interesting observation that many are not aware of. Most of the websites that future home buyers search for homes for sale contain homes in Pending sale and even homes that sold years ago. These websites that peeked the interest of the Home Buyer do not do any house cleaning in their site nor do they get the up to the minute new listings.

 

As Realtors we are always amazed when the phone call comes in requesting information on a certain MLS # or an address, only to find that the house sold 2 years ago. It’s time that the public be made aware that if you are looking for a home for sale and want actual up-to-date information, a Realtor’s website or Blog site is the only place you will find it.  Yes, I know there are those Realtors who require the home buyer to sign-in before allowing access to the homes for sale.

 

Do I agree with that? No, but it is up to each individual Realtor to decide how they will disseminate the information. I treat the blog site users the way I would want to be treated. If I have to sign-in, I’ll just keep moving until I found someplace that didn’t require a sign-in. My feeling is that when you are ready and have read enough about me you will contact me and if not, then heck I guess I provided a free service to you that I paid for.

 

Unless you are dealing with a Realtor who pays monthly for the ability to search listing and belong to their Real Estate Association, you are not getting the full capacity and up-to-date MLS homes for sale. And meanwhile the predators continue to attract home buyers…but we already know that there are a lot of predators. We are seeing the results of some of them right now, with the Short Sales and Foreclosures. There are many faces to predators and it’s time the public start identifying them.

New To California ~ Relocating

Map of Sac AreaHome Buyers, welcome to our great State of California. The map pictured to the left is of the Sacramento and surrounding areas and when clicked, the map can be enlarged.
 

It is awesome when thinking about where you want to live, just in the Sacramento area. Sacramento is very large and has many great Cities to choose from.

 

I have provided a map for you to become familiar with the four Counties, Sacramento County, El Dorado County, Placer County and Yolo County. This will be the first step in helping you locate where you, the home buyer would like to live.

 

 
I hope this proves helpful to you especially when trying to determine the best fit for your needs. The following links below will give you a start towards finding out more about Sacramento, CA (known as the City of Trees). Be sure to visit the Chamber of Commerce sites below for details on each of the Counties to determine which one would best fit your individual needs.

 

 

This is the official CA website where if you are relocating from another State you may want to visit and find information about DMV all the way to the great back roads where you can discover what CA has to offer.

 

And for information about the City of Sacramento, visit the City of Sacramento’s Official website.

 

Now, you may need a map to find your way around our Great City, Sacramento. The streets Downtown are fairly simple, just the letters of the alphabet and numbers.

 

Now, that you are in Sacramento, you should go on over to “Old Sac.”  It will take you back to the “old west days.” Take a ride in a horse-driven carriage, eat at one of the many saloons, visit the train museum or the first little school house and shop til you drop. Take a photo by the Delta Queen paddle boat, or just relax and take in the Delta. Speaking of the Delta, this where 2 whales in May 2007 decided to roam 80 miles up from San Francisco to take a spin. “Old Sac” is where John Sutter back in 1839 settled. Most people don’t know that there is another street level below the wooden planks through the cobblestone town of “Old Sac.”  Back in the flood days what was a second floor is now the ground floor in Old Sac as well as the prior Governor’s mansion.

 

While you are in “Old Sac” be sure to take a ride on the Delta King, you’ll love it. There is so much to do in “Old Sac.” The kids will enjoy the California State Railroad Museum right there in Old Sac.

And take a fun trip on the River Rotter, don’t miss it out on this one!

Just a short walk through the tunnel that runs under the freeway from “Old Sac,” you can start your museum tour. Sacramento offers museums, theaters and CA Missions right in Downtown Sacramento.

 

Now, when you return to your hotel room to relax after discovering Sacramento for the day. You might want to pick up a newspaper, the Sac Bee and catch up on the news.

 

You would probably like to know where a good place to have a round of golf in Sacramento is. Check out all the fees and times. While you are are teeing off, maybe the kids would like to go to the movies. Here is a listing of all the movie theaters in Sacramento.  The kids will love the Runaway Stage on 24th Street, Downtown.

 

If Broadway shows and theater are what you are looking for this evening then check out the Broadway series and Music Circus. An evening at the Sacramento Opera is right close by on L Street in the Sacramento Community Center Theater. Or perhaps, you are in the mood for some laughter at the Punchline on Arden Way.

 

The Sacramento Zoo is always a favorite and located in William Land park in the Land Park area very close to Curtis Park.

Carmichael California with Hot New Neighborhoods

Effie Yeaw Nature CenterLocated just 13 miles from downtown Sacramento, Carmichael is unincorporated and lies along the north side of the American River in the verdant rolling hills (some 1 acre lots zoned for horses).

It has grown into a sprawling suburban bedroom community. Many treasures are to be found in Carmichael, such as the rare hybrids of camellias, dogwood, and other flora in the Jensen Botanical Gardens, or the exhibits of flora and fauna at the 77 acre Effie Yeaw Nature Center and the Chautaqua Playhouse for full season theatrical works.

The community’s riches include an 18-hole golf course that’s one of the best public courses anywhere, Ancil Hoffman Park’s 85-acre nature study area and equestrian trails.

El Dorado Hills California Upscale

El Dorado HillsThis up-scale bedroom community has a hilly terrain and straddles highway 50 between Folsom and Cameron Park located just 25 miles from downtown Sacramento.

With elevations ranging from 200 feet to over 10,800 feet, there is tremendous diversity in the landscape. Aimed at the affluent, many homes are modestly up-scale. El Dorado Hills is home to the Serrano 18-hole Country Club golf course.

This scenic community continues to grow and provide a variety of housing in master-planned communities as well as active adult communities. Since it only began in 1980, housing is fairly new. The School district for El Dorado Hills Elementary and Middle school community is Buckeye Union Elementary, The High School District is El Dorado Union High.

Fair Oaks, Quaint and Charming

OldTownFairOaksFair Oaks, California is located in Sacramento County and is fully built-out. Utterly charming in its quaint appeal, it is hard to believe that Old Fair Oaks village is located so close to so much.

Visitors to the village can park their cars and stroll amid antique shops and cafes, taking in the ambiance of days gone by. Fair Oaks homes have large lots with winding streets that are narrow and mansions that overlook the American River on a bluff.
