Do You Know What Your Realtor Was Doing This Weekend?

Phone RingingThis weekend two different Home buyers found the house that they would like to buy while looking at homes for sale in Elk Grove, CA.

Yes, it was the July 4th weekend but that happens to be a time when home buyers are available to look at houses. This is not a 9 to 5 job Monday through Friday.

I’m of the old school where I make myself available for my clients when they are not working. I find that it makes for a happy client.

Home buyer, Mr. & Mrs. X saw ten houses on July 4th that were either Short Sale or Bank Owned homes for sale. Mr. & Mrs. X decided on a house that they would like to write an offer on that was Short Sale.

Mr. & Mrs. X are from out of town, staying in a hotel in order to find the house they will purchase as a second home right now, with the hope of making it their retirement home, later. These home buyers will be relocating to Elk Grove, CA to retire.

We are finding quite a few of Baby Boomers don’t want to move into a secluded retirement facility. Baby Boomers are opting to live closer to the grandchildren when they retire and want to live in a neighborhood that is not age restricted.

There are quite few homes for sale in Elk Grove, CA to chose from and both sets of home buyers were delighted to find just the right house this weekend in Elk Grove.

Now, the sad part about both Mr. & Mrs. X as well as the other home buyers, Mr. & Mrs. Y (wanted to submit an offer on a regular listing, not a short sale or foreclosure) is that none of the agents who had listed the houses that my buyers wanted to buy were available to answer any phone calls.

It is so sad to see agents take listings and not answer their phones or return phone calls.  In fact, that is how Mr. & Mrs. X found me. They had been through two real estate agents who didn’t return phone calls or follow-up with them.  I digress…

When an offer is to be written, both agents need to communicate for several reasons.

  1. to see if there are any other offers
  2. to verify if the house is still available to accept an offer
  3. to verify the fax number or email of the listings agent in order to send the contract.

Depending on the listing, depends upon if any phone calls are warranted. However, it is only common courtesy to acknowledge when someone has called.

Needless, to say offers for both of these home buyers will not go out until this week after the listing agents return phone calls.  People keep saying how bad real estate is but what I’m finding is that there are home buyers who are willing and able to buy if only agents would just pick up their phones or at least return phone calls.

Does your agent return phone calls? Are you waiting to get an offer on your house for sale?

I would love to send you an offer…just waiting for a return phone call.

Reverse Mortgage Helps You Stay in Your Home

If you are at least 62 years young or older, reverse mortgage may be for you. Reverse Mortgages allow homeowners to convert the equity in their home to cash while retaining ownership and not making any house payments as long as you live in the house.

Property taxes and homeowner insurance are still the responsibility of the homeowner, to pay, though.

Hope you enjoy this little video that we can all relate to…

In order to qualify for a reverse mortgage you must have paid off or have equity in your home. There are limits as to how much money can be drawn out of the equity. You can be paid in a lump sum, in monthly advances or through a line of credit. Maybe even all three.

The money you receive and agree upon can be used for daily living expenses, medical care, repairs on the house and much more.

You make no payments to a lender anymore. There is only one stipulation, you must reside in the house.

Its important to make sure that HUD backs the Reverse Mortgage. You will be referred for counseling to determine if you are eligible. Once you have completed the counseling, you will be issued a certificate as proof that you have completed counseling. This certificate must be presented to a HUD Direct Reverse Mortgage Lender.

You will be asked how or if you would like to receive payments and the Lender will provide you with the total cost of the loan, as required by the Federal Truth in Lending Act. An appraisal of your home must be done in order to determine the value and the physical condition of the property. If there are any significant repairs to be made, you will be required to have a contractor complete the repairs after the Reverse Mortgage closes.

It does cost money to sign and record all of the paperwork, which is what we call closing. However, you can opt to have those costs rolled into the reverse mortgage loan.

What happens is that your remaining loan is paid off and a new lien is placed on your property.

Each month you will receive a statement that shows what the current interest rate is and how your equity has been reduced. It is important to have a good understanding of how Reverse Mortgage works and see if its a good idea for you.

If you are interested in having a quote fill out the form at the link or speak with a HUD Direct Reverse Mortgage Specialists, by calling 1“866“326“2583.

Baby Boomers Baby Boomers are those people born between 1946-1964.

There are approximately 78-79 million. Baby Boomers make up the largest population. The National Association of Realtors studied the Baby Boomer generation to see what differences there were with the next retirement group in terms of their Real Estate needs. They found that the Baby Boomers are significantly different than past generations in that they typically married later, had families later and plan to continue working till age 70.
