Sacramento County Real Estate Market Report

Thought I would share with the Sacramento readers an absorption chart this month. The chart to the right shows how long it will take to sell a house in the Sacramento County area given the past history of 12 months, 6 months and 3 months worth of home sales.
As you can see the chart is indicating under a four month supply of homes on the market which typically would signal a Seller’s market.
Due to the banks holding back foreclosed homes and not putting them on the market, this is skewing the typical analysis, in my opinion. Time will tell.
In Sacramento County for the month of April 2009:
- 6,657 Homes For Sale
- 1,728 Homes Sold
- $190,321 Average Sold Price
- 1,661 Average Square Footage
- 81 Average Days on the Market
- Homes sold at 96.47% of the List Price
- With this current figure and today’s current active listings of 9,034, this means there is 22.7 weeks of inventory on the market right now
