Meet two new homeowners in Sacramento. I had the pleasure of attending their wedding last weekend in a beautiful outdoor setting. This young couple although in their twenties, saved some money, paid their bills on time while knowing they wanted to buy a home.
Their credit was important to them because they wanted to have a part of the American Dream…a home.
They may be young but they did it. Last year, I took them to a new home subdivision and got the deal of the century for them. Timing was right and I was able to negotiated a fantastic deal for them.
Tabitha and Jacob knew they needed to be represented by a Realtor. Since new home builders represent themselves, it was important for these new First Time Home Buyers to have someone in their corner who could negotiate the best deal for them.
A good deal is what I negotiated for them and they moved into their new home in Natomas with equity. Smart young couple who have a bright future ahead of them. They are already thinking of buying investment property. Told you they were smart!
New Home subdivisions are plentiful but it is wise for a home buyer to be represented and not allow the home builder to represent you. Home inspections should be performed. If not, during the purchase then DEFINITELY have a home inspection before the 1st year anniversary on a new builder home purchase.
Jacob called my home inspector before his 1 year anniversary in his new home in Natomas and the home inspector found several items that needed attention by the builder. This was the best $350 Jacob and Tabitha spent in a long time and it saved them a lot of money in the long run.
When thinking of buying a new home, it is important not only to be represented by a professional Realtor but also to check out the builder since many have gone bankrupt and liens have been placed on the remaining homeowners in a subdivision. There are some pitfalls and this is where your Realtor can help you.
