What Every Home Seller Should Know

Does this home photo help to sell this house?
Is your house for sale? Or are you thinking of selling your house?
Have you looked at the photos that your Realtor took of your home for sale on the Internet?
Do you think good photos help sell your home?
Did your Realtor take multiple pictures of your house to put on the MLS?
Do you think home buyers want to see more photos of your home for sale?
Have you checked what is written about your house on the MLS?
Do you think a good picture of a house and photos of several rooms with good lighting is important to home buyers?
Lets tackle these questions for the home seller. Yes, I am qualified to answer since I am an experienced Realtor with Remax Gold working with home Sellers and home buyers in the Sacramento, CA neighborhoods. In fact, I have my real estate broker’s license.
I will also share with you what home buyers say and email to me about homes for sale that they see on the Internet.

Here is what every home seller should know:
Does a photo help sell a house? Yes, as a matter of fact, good photos certainly do help sell a house. Price is uppermost in the mind of home buyers. But, it is the photos in the MLS that catches the home buyers attention.
It is important for Sellers to look on the MLS and check out the pictures of their own home for sale. If the photos dont look good, then ask your Realtor to re-take and resubmit the pictures.
Is it important to have more than just 1 or 2 photos? Yes, the more the better. Home buyers want to see what your house looks like and the rooms in the house. (Obviously, you want to make sure that you have staged your house prior to taking any photos. Here is a video of professionally staged rooms .Yes, staged homes do sell over vacant houses and cluttered houses.)
Home buyers select the homes for sale that they would like to see. So, if there are multiple pictures that catch their eye, then those are the houses they ask their Realtor to show them. If you only have one picture of your house for sale, it is very likely that the home buyer will move on and not ask to see your home.
Home buyers call me every week and this is what I typically hear:
- Why is there only one picture of this house?
- The picture is so dark, I cant see what the room looks like.
- Doesnt look like the Seller really wants to sell this house.
- “Is there something wrong with the house?”
We are a visual people for the most part so you and your Realtor need to work together to show your house in the best light with great photos and multiple photos.
As a Home Seller, have you seen what is says about your house in the MLS? One of the things I do with each Home Seller, is to show them a copy of the Agent portion of the MLS and give them a copy of the Home Buyer portion. I also ask the seller to initial the agent portion of the MLS sheet.
Sometimes, I see misspellings and erroneous information on the MLS. Remember, that the Home buyers see those same mistakes. The more eyes that double check, the better. It is important the MLS shows your house in the best possible way.
Ask to see copies of the Agent portion and the home buyer portion of the MLS and go over it with your Realtor. As a home seller, you should know how your house is being advertised and what is written on the Internet.
Multiple photos and vibrant correct descriptions on the MLS is just one of many Home Seller tips.
