Sacramento Real Estate was experiencing yet another problem with the Real Estate Home Sales stats page for October 2007. However, at the 9th hour, I was able to enter the Sacramento home sale information for you.
Overall, in Sacramento County for the month of October 2007 there were:
9,799 homes for sale
1,276 homes in Pending Sale
747 homes sold in October for an average of $335,178 with 1,769 square feet
These numbers are indicators for residential single family homes, only. As you can see by the numbers, there are an incredible number of homes for sale and very few homes sold in October. Sacramento County has 13.1 months worth of residential single family home sale inventory.
Now, you ask is this a good time to buy? Of course it is a good time to buy a house, as long as you can afford the payment. And the only way to know is to speak with a reputable Mortgage Lender. There are some great buys and some fabulous neighborhoods. Sellers are eager to negotiate to sell their houses.
In Sacramento County at the end of October 2007 there were:
832 Condos for sale 114
Condos in Pending Sale 42
Condos Sold for an average price of $232,944 with 1291 square feet

Tip: This month, the County Assessors office will be lowering County taxes for those whose home value has decreased. It is important to contact the tax assessor to obtain this reduction in your taxes. It will not be done automatically. If you need verification of the reduction in price for your area, dont hesitate to contact me.
