Is your house for sale? If you live in Sacramento County, selling a house is a difficult proposition. Thats why it is essential that you invest the time to check out a Realtor before hiring them with the largest asset you own.
Unless you live in a tunnel, Im sure that you heard this week on the news about the incredible number of Foreclosures in Sacramento County. Tracy Salzan, president of the Sacramento Association of Realtors stated on the news that more than 7,000 homeowners have defaulted on their loans, leaving thousands of homes in foreclosure.
You say, this doesnt effect you? WRONG. Unfortunately, it effects everyone of us. With these homes in foreclosure on the market for sale for tens of thousands of dollars less than what they paid for them, the other homes on the market are also being effected and must reduce their prices in order to compete. That means the home value of a neighborhood continues to go down. All that translates into is its a Buyers Market.
Now, is the time, if you have to sale your home to make sure that you have an experienced Realtor who can advertise your home in countless ways in order to get the best exposure. Your home needs to shine above all the others, it must be priced correctly, the first time and must be available to be seen. Dont throw road blocks in the way of the Home Buyer to see your house.
I hear many Sellers say, well, lets just try this price for awhile. And I also see on the MLS, many Sellers who continue to hire different Realtors. Each time the Seller hires a new Realtor, the price goes down.
Im here to tell you, that this hurts you! The days on the market count against you. Everyone knows how long you have been on the market and they know how many times youve switched Realtors. This action will only bring a low ball offer if any offer at all.
Its time to work with an experienced Realtor and listen to the Realtor. If you are really working with an experienced Realtor, they will provide you with the necessary documentation of listed homes, homes that have an offer and homes that have recently sold in your area. Along with this report, there will be additional information to help you realize what it takes to sale your home.
If you have a computer, try googling your Realtors name. If they dont have pages showing on google, do you really want them selling your home? This means they dont have an internet presence which translates to mean that they cant advertise your home to the most potential home buyers.
As you see, Im very adamant about Real Estate and want you to get the most out of your biggest investment. Its hard right now for most experienced Realtors and virtually impossible for the unexperienced.
It is a Buyers market. Sellers are being hammered. Foreclosures are ruling the values. There are only 4 important essential things you need in order to sale your home.
Even though I listed price last, it is imperative that your home be priced correctly the first time. If you are a Seller, I hope this helps you and if you are an inexperienced Realtor, you need to do a better job for your Sellers. Ask an experienced Realtor to help you so that you can get the maximum exposure for your Sellers house.
