Below, I is a chart comparing the last three years for the month of March. This chart indicates how many homes sold in 2005, 2006 and 2007 in the month of March for all of the Placer County area. Obviously, as noted the sales for 2007 are remarkably less.
It does not come as any big surprise that the sales are down and foreclosures are up. The Lending industry must correct itself, which it is in the process of doing but it appears that it is over correcting. First Time Home Buyers are still able to obtain good safe loans and those with poor credit or stated income are finding that lending practices have tightened up. There were many home buyers who purchased homes with poor credit scores through creative financing and those that fudged on their stated income who are now experiencing the loss of the American Dream, their home. This effects all of us and each home in the area where this is occurring.
However, it is a fabulous home buying time for those Buyers who have good credit its literally a candy store out there of you!

Both Buyers and Sellers should become acquainted with what homes sold for in their neighborhood and what homes for sale are listed for. It is important to price your house correctly, the first time. Buyers want to see fresh new listings, if it takes a seller several months to understand the real estate market , a potential Buyer can be lost.
Home Buyers are looking at the new listings, what is new and fresh on the market not what is old on the real estate market. In this real estate market you must be aggressive, priced correctly and in show quality if you want to sell.
Home staging is vital to your sale, pricing is vital to your sale and flexibility with showing your home is essential. As we continue in the months ahead, when there will be more and more homes for sale, take a look down your street if there are for sale signs my recommendation is to wait. Many for sale signs in an area send a negative reaction to a Buyer. The first question a Buyer has when they see several for sale signs, is what is wrong with the neighborhood or the area?
Hint: take turns on your street, talk to your neighbor in the long run it will work in your favor.
