Some may think that there is nothing to showing homes or condos. Let me take a minute to let all Buyers know what a Realtor does when they are working for you and what you need to do when you are working with a Realtor.
You, the Home Buyer are interested in buying a home. First thing that your Realtor will ask you to do is to get with a Lender and get qualified for a loan.
Yes, I know you dont even know what house youre buying yet. But, if you think about it, you dont really know how much you can afford to buy without first speaking with a Lender. And your Realtor doesnt know which homes you can actually afford.
This is a good opportunity to let you know that if you are buying a condo you will qualify for less money than if you purchase a house.
The reason for this is due to the homeowner dues that you will incur if you purchase a condo. The other reason that Lenders will qualify you for less is taking into consideration any assessments that may come down the pike after your purchase a condo.
The reason that I am writing about this is that very recently, I sent listings of condos to a prospective Buyer. The Buyer didnt realize why we ask you, the buyer to give us at least 24 hours notice prior to showing you a condo or home.
In order for the Realtor to do a good job for you, you need to give at least a minimum of 24 hours notice to your Realtor so that proper arrangements can be made.
When I speak of arrangements it not only means that the Realtor must make sure their calendar is clear to spend valuable time with you but your Realtor will want to preview the properties that you have chosen as your top picks, if at all possible.
The Sellers will need to be called and given 24 hour notice so that they have time to prepare their home for you to see. Your Realtor will call each seller and let them know what day and time their property will be shown.
You can understand would you want someone just showing up at your door to see your apartment or house without calling first? Please give your Realtor enough notice so that proper arrangements can be made.
Sometimes, there are time restrictions as to when Sellers will allow the property to be shown or codes for gates etc that must be obtained prior to showing. It is just common courtesy to give enough time for everyone to prepare for you and in the end will make for a good day for you finding just the right house or condo.
The next important point is to limit your choices of what you want to see. 29 homes or condos to see in one day or in a few hours is impossible.
In order to make sure that you properly see and spend the time investigating a condo or home, you need to restrict yourself to no more than 3“5 homes per day. If it is a condo, less is better since you should investigate the facility and all that it has to offer.
Remember, this is a large investment for you, and your Realtor wants to make sure that it is not done in a hurry but that you have enough time to view all aspects of the property so that you can make a good decision.
I hope this helps both Buyers and Realtors to work together in a timely fashion while making sure to give the proper respect and notification to Sellers. Remember, someday you too, will be a Seller. In the meantime, enjoy your search and I hope you find just the right house or condo.
