Want to know how to have a Successful Real Estate Transaction? Here are a few key points that will assist you in assuring your Seller’s house will have a successful closing. Make sure that you follow the following key points, as illustrated.
Location, location, location helps make for a successful sale. Love to have a home to sell that is one of a kind that will only fit the bill for ONE particular Home Buyer.
Hate to appeal to the masses! My seller’s homes are always the best! But, I’m sure you’ve heard that one before. Mine is the BEST!
It’s amazing how many bests there are… Here’s just a few of my bests that had successful endings especially when it comes to their fabulous locations. Everyone wants to have an ocean view and you must pay extra for that view! So, be sure to charge more for a good location. Just to illustrate my point ….
Now, this house had a great selling point…close to pub
lic transportation…that is a key selling point especially if you are working with an investor.
Many renters are lacking a second vehicle and it’s a great idea to get a listing close to rail or bus lines. This one will sell in no time…Investors are always looking for this type of location, location, location!
Now, pay close attention, this will help make or break your Real Estate deal. It is so important that your Sellers trust you and that they value your opinion. This is especially key in today’s changing Real Estate market where you need to value the property correctly and explain the current Real Estate market to your Sellers so that their home will sell in a relatively quick time line.
Now, that you have the Home For Sale, and you have helped your Sellers stage their house, which is so important right now, since there are so many homes for sale.
Staging is key and you want to make sure that your house For Sale out shines all the others. Home Buyers will be able to see how their furniture will fit in the staged home more readily than in the ones that don’t stage. But, I’m sure you already know that.
Since the house is now ready for showings it’s vital that you secure the home by using an approved Real Estate lockbox and let your Seller’s know the importance of locking up guns, drugs, jewelery etc.
Remind them that strangers are coming in to their home and that they need to be cognizant of what could happen. Be sure to supply any alarm codes, gated area codes and special instructions for the Home Buyer’s Realtor. It makes so much easier for them to show your listing. And isn’t that the point…the easier it is to show, the more showings you will have.
Did I mention how important it is to have your Sellers maintain their front and backyards? Since the front
yard is what the Home Buyer will see first, it is extremely important to keep the yards manicured, weekly. One of the pet peeves of late are the over abundance of fake plants in the house. You should make sure that real plants and flowers are present and not so many fake ones. Who knows, the Home Buyers may like your plants so much, that’s what ends up selling your house.
Let’s talk about Disclosures…yes, it’s fine that the homeowner made a few improvements. Some home improvements bring more money to the table for the Seller. You say the Seller did the wiring? Is he a licensed electrician? Hmmmmmmmmmmmm This could present a problem. But hey, we Realtors can overcome a lot of things!
Just make sure that you Disclose, disclose, disclose … and prepare for your new Home Buyer and their offer. You say, there’s a little mold that the Seller didn’t know about? As a Realtor, that’s not a problem … isn’t that why they invented Clorox?
This is the day, you’ve been waiting for… The Home Buyer’s Offer! Oh yeah!!! Communication is key here and this first introduction to the Home Buyer’s Realtor will set the stage for things to come. What a great day and your Seller’s will be so excited since their home has been on the market for sooooooooooo long, they will be thrilled as soon as the Home Buyer’s Realtor gets the offer over to you. You say he’s typing it?
Once again, I can’t stress how important it is that your Sellers trust and respect you
and value your opinion. You will have explained the current Real Estate market to them so they understand, have reduced their asking price accordingly and will be willing to sit at the table, be rational and negotiate the Purchase Contract with you in a timely manner. You are on your way to a Successful Real Estate closing.
At this point, the Home Buyer’s are conducting their Home Inspection and your Sellers have disclosed everything about their property including any deaths in the past 3 years in the house, defects, lawsuits etc.
There are some things that you seem to never be prepared for that suddenly come up in a Home Inspection. Not to worry, as Realtors we are excellent at problem solving
. There’s almost nothing that comes up that we can’t handle. You need to help solve these little issues for your clients in order to have a “Successful Real Estate Closing.” That is your objective…some Real Estate deals are easier than others. But that’s why you get the Big Bucks!! You’re a problem solver in so many areas of life…Houses, Divorces, Contract Negotiations, Probate Sales, Short Sales, Foreclosures…
You are approaching the actual closing now. Congratulations! You may not have received any of the Disclosure signatures from the Home Buyer’s Realtor nor any return phone calls but you have remained professional and steadfast in your attempts to obtain the proper documents in a timely manner.
After all, you are the professional and you never allow your ego to get involved in the transaction, always remembering that this is not YOUR house, but your Sellers‘ and you must do everything in your power close successfully on your Seller’s home. As a side note, you never know, this same Realtor may be someone that you will need to work with later, on another house so it’s important to remain professional.
Oh yes, the day for signing at Title! My favorite day! It is almost over!!! You will miss the great camaraderie you had with your Sellers during the sale of the house. But, as you know you will stay in touch with them so all is not lost.
It’s important to ask for Seller referrals and send them greetings on a regular basis so they don’t forget you and the great job you did. You now have all the papers and even the Home Buyer’s Realtor has seen the importance now, of transferring the paperwork to you. It’s just a matter of days before the final checks will be issued and you’re Sellers get their check.
The Sellers are moving out and you have let them know the importance of handing over a clean house to the Home Buyers. The Sellers have listened and cleaned as best they could so that it is a good reflection on them as well as you.
Your Sellers may have left a few items but considering how professional you are, you go to the house and make sure that the house is in proper condition for the new Home Buyers. Remember, this is the Home Buyer’s Big Day and you don’t want to disappoint them nor cause any confusion on the loan funding!
All is well, the loan has funded, the Seller’s have moved, the house is ready for the new Homeowners. The new Homeowners move in, the Seller’s get their money and everyone is happy!
You may get a call that something happened to the house from the Home Buyer’s Realtor. As long as everything was disclosed, you are fine. You may even discover that since you did such a good job and you were so professional during the sale that the Buyer may decide to use your services instead of his own Realtor, next time. Now, wasn’t that an easy sale…it’s true what they say, our job is so easy…maybe it’s because we love what we do so much that we make it look so easy!
You have now competed a successful Real Estate Sale of a House and it is time to relax, enjoy a few days and rejuvenate yourself so that you can begin the next Successful Real Estate Sale of a House. You deserve it!
